Kite landboarding spots around Comox / Courtenay?

Was wondering if there are any areas around Comox / Courtenay for kite landboarding? A wide hardpacked beach, big groomed grassy area or even a little-used tarmac road would be OK as long as there are no overhead wires?

Saratoga has the best wind angle for SE, almost all on shore so you can ride the whole beach. Not the smoothest sand...

Kye Bay would be good on N or better on rare NE and low tide. On NW you could maybe get a piece of the wind, but not very predictable in this area.

Low tide on light SE at the spit could be good (not for learning), just watch out for the other beach goers and power lines.

Oregon coast is hard to beat!!! I only have been out on my land gear 4 times last summer up here.
